Attention Engineers, Consultants, Builders – DNREC and DelDOT

A Chance to Comment on DNREC and DelDOT policies and procedures – Exec Order 36

Frequently members of our industry comment or criticize the rule, regulations, methods by which we work with the State Department of Natural Resources or Department of Transportation.

In June, Governor Jack Markell created Executive Order 36 which states that the rules and regulations for all State Agencies be open to public comment and review every 3 years.

The public input period for DNREC and DelDOT is December 1, 2012 thru March 1, 2013.  We are encouraging all members that regularly deal with these agencies – homebuilders, developers, engineers, wetlands and environmental consultants etc. assemble their comments and criticisms and submit them to us.  So that you can submit this anonymously, contact us at hfortunato@hbade.org and we will send you the comment form.  Simply return it to us and we will funnel them all to the appropriate agency.  If you need a copy of the order or the form, email us at same and we will provide.

Happy Thanksgiving

Many of us have  a long weekend, as HBADE office is closed Friday November 23, 2012. Some may have waited in those long early shopping lines.

While many enjoyed a turkey dinner yesterday with family and friends, lets all take time to remember those who are less fortunate, are ill, or in war ravaged areas of the world.

We wish to thank all of our members, friends, associates, a very happy Thanksgiving.  We appreciate all of your involvement, participation and support as we all work toward a better housing industry and environment in Delaware and beyond.

Workers Compensation Proposed 40% Cost Increase

As you probably heard, there is a proposed 40% increase to Delaware Worker’s Compensation Rates being proposed by the WC Rating Bureau.

The Delaware Insurance Commissioner is holding a Public Hearing December 20, 2012 at 10am at the Carvel State Office Building, 820 North French Street, Wilmington, DE 19801.

We are in agreement with the many voices opposed to this huge increase, especially at a time when our industry is just starting to come out of the housing recession.  We have heard from the several Chambers of Commerce in Delaware, as well as other building and contracting groups.

As we prepare to attend the hearing, you also should attend and let the Insurance Department know how a 40% increase of workers compensation will hurt your business. Advanced registration to speak, or submit written comments is December 13, 2012.  Please email your thoughts to hfortunato@hbade.org.  But plan to attend a voice your opposition.

Seriously, get involved.  Taking a few hours to write a letter or attend a hearing seems to be worth the alternative – a 40% increase in your workers comp rates!

Did You Hear Us Rolling in the Aisles Last Night?

Our Sales and Marketing Council put on a great membership meeting last night, which featured the national comedian/motivational speaker Charles Marshall.

The membership meeting was held at the Noble’s Pond Clubhouse in Dover.  Nearly 80 guests were entertained and inspired by Charles’ humor, stories, and words of inspiration around the theme “living the intentional life”, that “real success is not accidental”.Everybody enjoyed the evening, and we think the many realtors and salespeople in the audience went away with a new sense of purpose!  I suspect our Sales and Marketing Council will look for a repeat performance some time next year.

We owe a great deal of thanks for the evening.

First our thanks to our sponsors – Bath Kitchen and Tile, Benchmark Builders, LC Homes, Real Estate Mortgage Network, and The Real Estate Book of Delaware.

And of course a special thanks to our hosts, Harry Miller and the team at Regal Builders for allowing our use of their Noble’s Pond Clubhouse and for helping set up and take down.

And finally to our Sales and Marketing Council, and our Program Director Hollie Gordon.  Our SMC includes Laura Jury, Jon Long, Manon Neal, Brian O’Rourke, Tonda Parks, Jocelyn Succarotte, Mark Succarotte, and Guy Waites.

Builder Confidence in 55+ Housing Market Keeps Improving

(Reprinted Compliments of NAHB – good news to hear!)

Builder confidence in the 55+ housing market for single-family homes and other segments showed significant improvement in this year’s third quarter compared to the same period last year, according to NAHB’s latest 55+ Housing Market Index (HMI) released on Nov. 8. Here’s a snapshot of how the confidence gauge read for the three different market segments it measures:

55+ Single-Family Homes The index pertaining to single-family homes in the 55+ market more than tripled year over year from a level of 12 to 36. The component measuring present sales conditions was up 25 points from this time last year, to 36, while the component measuring expected sales for the next six months was up 27 points to 42 and the component measuring traffic of prospective buyers was up 20 points to 33.

55+ Multifamily/Condos While condos remain the weakest segment of the 55+ housing market, the 55+ multifamily condo HMI gained a solid 13 points to 23 in the latest reading, which is the highest it has been in any third quarter since the index was started in 2008,  All 55+ multifamily HMI components increased considerably compared to a year ago as present sales rose 13 points to 22, expected sales for the next six months jumped 19 points to 29 and traffic of prospective buyers climbed 11 points to 22.

55+ Multifamily/Rentals The 55+ multifamily rental indices, which already recovered substantially last year, showed continued but more modest increases in the third quarter, with the measure for present production climbing six points to 31, expectations for future production up nine points to 35 and current demand for existing units and expected future demand up two points each to 42 and 44, respectively.
