HBADE Announces the MidAtlantic 50+ Housing Council

In an additional effort to serve the needs or our builder and associate members, we have now formed a new Council – the MidAtlantic 50+ Housing Council.

This Council is geared to address the wants and needs of buyers in the 50+ market range.  Builders, think that is not you?  Guess again.

Allow us to quote from 50+ Housing Online Magazine, from Steve Bomberger, Chairman, NAHB 50 Housing Council:

NAHB economists have told us that a quarter of all new homes sold this year are forecast to be sold to people 55 and older. The number of homes sold to that age group is projected to grow every year for the following seven years, holding steady at about 250,000 homes a year until 2030.

That forecast highlights the fact that every builder is building for the 50+ housing market — now and for the foreseeable future. Even builders whose market has always been first-time and move-up buyers in their 20s, 30s and 40s will have to understand that it’s the active mature market — aging boomers — who have the equity and the savings to easily purchase a more user-friendly home in their 50s, 60s and 70s.

And here’s the most important thing: Mature market buyers don’t want the same things that younger buyers want. So a builder who isn’t offering the features those buyers expect — such as one-story homes that minimize stairs, or homes with first-floor owner’s suites, high-performance energy-efficient homes or kitchens designed to minimize bending and reaching — won’t even be considered by at least a quarter of all new home purchasers.

But there’s good news, too. There’s already a group of builders who’ve been catering to this group of service-intensive purchasers for years. The members of the NAHB’s 50+ Housing Council have a vault full of information on how these purchasers think, how they live and what they want.

The council has the information you need to prepare your business for the growing wave of baby boomer buyers — and they’re ready to share.
